As you are purchasing property in Queensland, you may be eligible to obtain a concession on your transfer duty (formerly known as stamp duty).

Generally, a home concession on your transfer duty can be claimed if you purchase the property as an individual and occupy the property within 1 year of the transfer date of the property.  There are other conditions which must be met, including that you must not dispose of the property (i.e sell or rent) either before you occupy it as your home, or within the first 12 months after you have begun occupation).

A vacant land concession generally requires that you must not have owned an interest in a residence anywhere in the world before and that you are buying the vacant land for under $400,000, at market value, to build a house on which you intend to occupy within 2 years of the transfer date. (Again, there are other conditions which must be met, including that you must not dispose of the property (i.e sell or rent) before you occupy it as your home, and you must be a natural person and not acting as trustee).

If you are eligible and wish to apply for the first home/home concession, the Form D2.1 should be completed, printed, executed and the original returned to our office.  If you are eligible and wish to apply for the first home vacant land concession, the Form D2.7 should be completed, printed, executed and the original returned to our office. Please be aware that you will need to execute the documents in front of a qualified witness (Solicitor, Justice of the Peace or Commissioner for Declarations).
